Tenant Guidelines

Sligo Enterprise & Technology Centre Strandhill is owned and managed by Sligo COunty Enterprise Fund, a limited company incorporated in 1988.
All leases, rentals and licences of facilities issued at the centre are made by the parent company.


Rent is payable monthly in advance by standing order. A deposit of three months rent is required on signing of lease.        


Rates are levied by Sligo County Council, and are payable directly to the Local Authority annually or in the case of a shared building are apportioned on a pro-rata basis by the landlord.

Service Charge

A Service charge based on a square footage of rented space is payable annually in respect of building insurance, ground maintenance, public lighting, general upkeep of common areas, water charges etc.  


Lease period is negotiable with a maximum initial period of 4 years 9 months.


Sligo County Enterprise Fund insures the overall building with property owners insurance. Tenants are responsible for public and employers insurance liability and all other insurances associated with their business including contents and fixture and fittings.

Fire Safety Requirements

Tenants are requested to comply with the Irish Fire Safety Authority requirements with regard to fire extinguishers and Fire Risk Assessment awareness. They are asked to make themselves aware of emergency exits and fire assembly points. Tenants are also requested to use the inbound/outbound boards in reception areas so management are aware of those in the building for health and safety reasons and in case of a fire. 

Electricity and Telephone

Tenants are responsible for negotiating with electricity and telephone providers directly with regard to reconnection/disconnection of these services, as well as the payment of invoices.

Waste Disposal

Tenants are responsible for the removal of and disposal of their own waste. Bins in kitchen areas are for kitchen waste ONLY. If you require assistance or information on service providers in the area and days of collection etc, please contact reception.


All tenants are provided with own keys for 24/7 access. It is therefore very important that tenants cooperate and ensure that the last one out of shared buildings locks the doors securely and sets the alarms where necessary.
